The way
you live in your home, and the way we need to market and
sell your property are two different things - this is
important in TODAYS MARKET more than ever!
When you place your home on the market for sale it becomes
a product. Similar to a product on the shelf at your local
store, the product has features and benefits as well as
pluses and minuses, and most importantly - competition.
To compete with the competition in the marketplace you
must be priced right and look better than the other products.
Your home is no different, it is one of many homes for
sale and you must present it, to the buyers, in the best
possible light.
You'd probably wash, wash and perhaps detail your car
before trying to sell it... why not give your largest
investment the same attention?
Success
Stories
This home
was Staged®
using only the owners existing possessions.
It sold in two days for slightly over List price.
A light staging of this
1 bedroom condo helped result in a record sale price.
Even in a hot Toronto market, the owner was still
surprised how fast it sold!
An offer on the first day!
This unique system has proven to help sell homes faster
and/or for more money. Real estate agents will have greater
confidence in showing your home to potential buyers because
they know it is Staged®
and ready to be sold.
Vacant homes benefit from Staging®
to a excellent degree as well! Vacant homes tend to stay
on the market longer. With Staging®,
we can create a lightly lived in look with vignettes,
or go a step further with a full complement of furnishings.
Staging®
Works! Another Success Story...
Before Staging®
- A bit spartan and lacking warmth.
After Staging®
- a nice warm look created by a few pieces and letting
some light in!
The above property
sold after getting raves from potential Buyers and
Realtors as well!
To be fair - in
the above photo - we'd already started removing items
from the room when the first picture was taken. However
- afterwards, it LOOKS like a Master Bedroom!
Don't
forget about Staging®
the outside!
We can't sell it if we can't
see it!

Still not convinced?
Buyers only know what they see,
not the way it's going to be!
Staging® is not decorating
or merely de-cluttering. It allows potential purchasers
to see the product they should be looking at - your
home, its rooms and its space, not your personal belongings
and decorating taste. Buyers will remember your home
for the right reasons, not your television, sofa or
housekeeping skills!
Have a look at the following before and after photos
from some of my own Staging®
projects.

The way we sell
Live...
Sell!
Staging® is the process
of preparing any home for sale, regardless of price or
location. Using a proven, professional set of guidelines
your house is reviewed for compliance with preset standards,
and any necessary modifications are made.
With all eyes
going to the large TV in the corner, this room has a spartan
feel to it.
After Staging®,
its got a cozy welcoming feel.
The cost of Staging®
is usually a fraction of your first price reduction!
In the majority of work I do, Staging
is done with personal belongings already in the
home. In some cases such as vacant homes, there would
be a charge for furniture rental, but Staged Homes usually
sell faster, for better prices - saving you financing/mortgage
costs.
I find most Buyers think that the asking price of a home
is always $5,000-$10,000 more than what they're
willing to accept. Staging costs a fraction of
that and eliminates those items that buyers often use
to "chip away" at your asking price. Contact
me to find out how Staging can help secure
the Equity in your home.
